Whether you’re relocating from another part of Florida, moving here from out of state, or you’ve already fallen in love with the area and decided it’s finally time to make it home, there are a few things I wish every buyer knew before the house hunting begins.

Because finding the right home isn’t just about bedrooms, bathrooms, and whether the kitchen has the countertops you saved on Pinterest.

Here are five things worth knowing before buying a home on the Treasure Coast.

1. Pre-Approval First. Always.

I know. Looking at houses is much more fun.

But before we start touring homes and mentally arranging your furniture, getting pre-approved for a mortgage should be one of your first steps.

A pre-approval gives you a realistic picture of your buying power, helps us focus on homes that fit your budget, and puts you in a much better position when you find the one.

Trust me, falling in love with a house and then trying to figure out the financing is not the order we want to do this in.

2. Every Town Has Its Own Vibe

This is one of my favorite things about the Treasure Coast.

Stuart, Jensen Beach, Port St. Lucie, Hobe Sound, and the surrounding communities may all be relatively close to one another, but living in each can feel different.

Maybe you want to be close to the beach. Maybe you'd rather have more space and a bigger backyard. Maybe you want restaurants and shopping nearby, a newer development, a gated community, or an established neighborhood with mature trees and a little more character.

This is why I always tell buyers: we’re not just looking for your house. We’re looking for where your life fits.

3. Let’s Talk About Flood Zones Early

It’s Florida. Water is part of what makes living here so beautiful, but it’s also something buyers need to consider.

A property’s flood zone can affect insurance requirements and costs, which can change the overall monthly cost of owning the home.

That doesn’t automatically make a home a “no.” It just means it’s something we want to know about before you’re emotionally picking out where the Christmas tree is going.

The fewer financial surprises during the buying process, the better.

4. Read the HOA Rules Before You Fall in Love

I’m going to say this one louder for the people already scrolling through listings:

‼️ Not all HOAs are the same.

Some Treasure Coast communities have relatively simple guidelines. Others may have specific rules about pets, rentals, vehicles, exterior modifications, landscaping, and more.

And those details matter.

You can absolutely love a house and discover that the community itself doesn’t work for the way you actually live. That’s something we want to figure out before closing day.

5. Local Knowledge Matters More Than You Think

Online listings can tell you the square footage, number of bedrooms, asking price, and whether there’s a pool.

What they can’t always tell you is what it actually feels like to live there.

The Treasure Coast isn’t one big interchangeable real estate market. Different towns, neighborhoods, and communities come with different lifestyles, considerations, and little details you may never know to ask about if you’re unfamiliar with the area.

That’s where having someone local in your corner makes a difference.
